Roof restoration in Sydney

Roof restoration repairs a roof that is ageing but still sound, instead of replacing it: broken tiles replaced, ridges and hips re-bedded and re-pointed, rusted valleys and sheets replaced, moss treated. We look first, and we only recommend it when the roof underneath is worth keeping.

Sound familiar?

Signs you need this

  • Crumbling or cracked mortar along the ridges and hips
  • Moss and lichen spreading across the tiles
  • Slipped or broken tiles after a storm
  • Rust at the sheet laps, screws or valleys
  • Small leaks turning up in more than one spot

Seeing one of these? It rarely fixes itself, and the earlier we look, the smaller the job usually is.

What a roof restoration includes

On a terracotta or concrete tile roof, the tiles usually outlast everything holding them on. The bedding mortar under the ridges and hips turns to powder first, the pointing cracks, valley irons rust and moss holds water against the tiles. A restoration fixes all of that in one job: broken and slipped tiles replaced, the ridge and hip capping re-bedded and re-pointed with a flexible compound, rusted valleys replaced and the moss and lichen treated. The single-problem version of that work is a tile roof repair.

On a metal roof, restoration means replacing the sheets that have rusted through at the laps, re-screwing with new fixings where the washers have perished, and repairing or replacing the flashings and capping. If only one or two sheets are affected, it's a metal roof repair.

Some restorations are sold as a pressure clean and a coat of paint. A coating can't fix bedding that has crumbled or a valley that has rusted through, so on our roofs the repairs come first.

Restore, repair or replace?

Repair when there's one problem: a cracked tile, a short run of failed pointing, a single leak. Start with a roof leak repair if water is already getting in.

Restore when the tiles or sheets are sound but the roof is failing in several places at once: ridges, valleys, flashings and fixings all at the end of their life together. That's the common case on older Sydney roofs, and it's far cheaper than a new roof.

Replace when the tiles are cracking or delaminating across whole sections, rust has spread across the sheeting, or the repairs have started chasing each other around the roof. That's roof replacement and re-roofing, and we'll show you why before you commit. If you're unsure, read repoint or replace a tile roof.

Roof restoration across the Inner West

Most Federation streets are still under their original terracotta, and the tiles routinely outlive the mortar anchoring them, which is why a re-bed and re-point is so often the right job here rather than a new roof. In heritage conservation areas such as Haberfield and Balmain, the original tiles and slate are expected to stay on, so restoring like-for-like is usually the only option. On the harbour peninsulas, salt air ages fixings and flashings faster, so a restoration there leans more on the metal details.

Our yard is in Rosebery, and we restore roofs across the Inner West, the CBD and Greater Sydney. The inspection and the written, fixed-price quote are free.

Our work

What this looks like on the roof

Photos from our own jobs: the roofs as we found them and as we left them, not stock imagery.

  • Broken ridge tiles and failed pointing on a terracotta roof
  • Terracotta tile roof restored with re-bedding and re-pointing
  • Heavily weathered tile roof covered in lichen and moss
  • Finished metal roof with new ridge capping

Cost

What this costs, honestly

Anyone who quotes you a firm price over the phone is guessing. Four things move the number, and we can only weigh them from the roof, which is why we look first, then quote a fixed price before any work starts. The inspection and the quote are free.

  • How much of the roof is involved

Three cracked tiles and a re-point is a morning. A whole ridge line, or a valley that's rusted through end to end, is not.

  • What it's made of

Terracotta, concrete tile, slate and Colorbond all behave differently and cost differently to work on. Matching an old terracotta profile costs more than replacing a modern concrete tile.

  • How hard it is to get to

A single-storey bungalow with a driveway is straightforward. A three-storey terrace with no street frontage, shared valleys and no room to stage from means scaffolding and time.

  • What's underneath

This is the one that moves the number most. If water has been getting in for a while, the battens, rafters or fascia may have gone. We can't see that until we're up there, which is exactly why we look before we quote.

Questions

Common questions

Is the quote free, and is there any obligation?

Yes and no, in that order. We'll come out, get on the roof, and give you a written quote at no cost. There's no obligation to go ahead, and we won't chase you.

Are you really available 24/7?

Yes. Not an answering service. The phone gets answered. If water is coming through your ceiling at 2am, that's exactly when you need a roofer, and we'll get someone out to make it safe. The permanent repair happens once the weather clears and we can see properly.

My ceiling is stained but the roof looks fine. What's going on?

That's the normal case, not the odd one. Water almost never comes through directly above the stain. It enters somewhere higher up, runs along a batten, a rafter or the sarking, and drops at the first low point it reaches. That can easily be several metres from the actual hole. It's why patching the obvious spot so often fails, and why we trace the entry point properly before quoting anything.

What does a tile roof restoration include?

Replacing broken and slipped tiles, re-bedding the ridge and hip capping, flexible re-pointing, replacing rusted valley irons, and treating moss and lichen. We look at the roof first and quote for what it actually needs, so you don't pay for a full roof restoration when a repair will do.

What is a roof restoration?

A roof restoration repairs an ageing but sound roof instead of replacing it. On tile, that means new tiles where they're broken, re-bedded and re-pointed ridges, new valley irons and moss treatment. On metal, it means replacing rusted sheets, re-screwing and repairing the flashings.

Should I restore or replace my roof?

Restore when the tiles or sheets are sound and it's what holds them on that has failed: mortar, valleys, flashings or screws. Replace when tiles are cracking across whole sections, rust has spread across the sheeting, or repairs keep chasing each other around the roof.

Can a metal roof be restored?

Often, yes. If the rust is limited to a few sheets, the laps or the fixings, we replace those sheets, re-screw with new fixings and repair the flashings, and the rest of the roof carries on. If rust has spread across the whole roof, replacement is the better spend.

Do you do commercial and strata work?

Yes, both. A good deal of our work is converted warehouses, large-span metal roofs and box gutters around Alexandria, Marrickville and St Peters, plus strata buildings across the Inner West and the CBD. We're used to working with strata managers and around tenants.

Are you licensed and insured?

Yes, fully licensed and insured, for both domestic and commercial work.

Which areas do you cover?

The Inner West is home. Our yard is in Rosebery, so most Inner West jobs are a short drive. We also work across the Sydney CBD and out through Parramatta and Auburn. If you're not sure whether you're in range, call and ask; the answer is usually yes.
