Why is my ceiling stained when the roof looks fine?
A ceiling stain is almost never directly below the leak. Water enters at a high point, then runs along sarking, battens and rafters before it finds somewhere to drop, so the visible mark can sit metres from the actual entry point. Patching the stain treats the symptom and the leak continues.

Terracotta and concrete tiles routinely outlast the mortar bedding that holds the ridge caps on, so a roof with crumbling ridges and sound tiles needs re-bedding and repointing, not replacement. Replacement becomes the right call when the tiles themselves are failing or the battens beneath are rotten.
